For Sale by Owner

Selling your own home may not save you money. Most who attempt to do so, eventually list their property with a Real Estate agent.

Here are some reasons why many eventually choose to sell their homes through a Realtor.

Pricing
Many sellers think their home is worth more than it actually is and overprice it. Potential buyers want their share of your commission savings thereby, offering less. If an overpriced property remains on the market too long, the listing loses its initial gravity. Stigmatized homes are more difficult to sell.

Negotiating
Emotional aspects and lack of negotiating skills can cause deals to fall through. As a certified negotiating specialist, I work professionally with the buyer and seller.

Knowledge and Protocol
Lack of industry knowledge, proper paper work and procedure make it difficult for sellers to deal with the potential buyers. Sellers are often overwhelmed while buyers have professional representation.

Professional Representation
Lack of representation from an industry professional can complicate the sale and increase liability issues.

Safety
Consider the safety and security issues of showing your house to strangers.

Qualifying buyers
Not knowing how to qualify perspective buyers or dealing with the process of qualifying them, can lead to wasted time and effort.

Preparing your home
Many sellers don’t know how to best prepare their home for sale. Lack of home staging can prevent a home from selling as quickly and as high as it could.

Timing
Sellers are often not available to show their home at convenient times for the potential buyer. Many don’t have the time to deal with the process, causing lost selling opportunities or lost wages.

Marketing
Numerous and valuable methods of marketing your home professionally are not available to those who sell their homes themselves. Reaching out of town buyers with the multiple listing service is just one of them.

Does It Pay to Sell With a Broker?
Orlando Sentinel (FL) (03/05/06) P. H47; Sichelman, Lew
A new survey of 7,813 buyers and sellers by the National Association of Realtors reveals that those who sell without the help of an agent fetch 16 percent less for their homes than comparable sellers who do. The trade group found that dwellings sold without the aid of an agent recorded a median price of $198,200, while homes sold through agents boasted a median price of $230,000. Meanwhile, James Ford and Ron Rutherford of the University of Texas-San Antonio found that residences sold by limited-service agents sat on the market 17.1 percent longer than homes sold by traditional practitioners.
